Managing the portfolio of residential properties in relation to repairs, inspections and any other duties.
Key Accountabilities (Assist with portfolio management)Ensure that systems and processes are followed to a high standardEnsure a high level of satisfaction from clients, tenants and contractorsComplete check-ins and check-outs to the company standardDeposit correspondence between all parties and the releasing of depositsLog all works required following check-outs and any required administrationCarry out periodic inspectionsCompose landlord inspection letters following visitsClose communication with landlords and tenants as and when requiredLiaise with and assist accounts with legal notices including Section 21’s and Section 8’s Repairs & Maintenance Log all works required following check-outs and any required administrationCarry out emergency property visits when requiredOversee all refurbishmentsOut of hours on call rota (1 week every 7)Represent the company to a high standard of personal conduct on all appointments, whilst driving, through all methods of communication etc.Be able to work both autonomously and within a teamIncrease the standards of the property portfolioSkills Have previous Property Management ExperienceIdeally, ARLA qualified (Not Essential as will put through qualification subject to successful probationary period)Possess superb organisational and communication skillsCan prioritise a busy and demanding workload and stay calm under pressureHave a full driving licenceHealth & Safety and Fire Risk Management Maintain a professional knowledge on health and safety requirementsDeliver appropriate advice in accordance with the extent of our services to tenants and clientsBusiness Challenges Problem-SolvingBalancing tenants’ expectations of repairs and maintenance against the requirement for what is tenants’ responsibility and what is the clients.Creating and maintaining efficiencies to deliver agreed service levels on time and within the time available.Time Management – Being able to manage your time effectively and prioritise.
