Property/Asset Manager

Candidate Profile: We are seeking an experienced Property Manager/Asset Manager to join our team. The ideal candidate will have at least 2 years of industry experience, preferably with a focus on managing apartment blocks. An ARLA qualification is preferred but not essential.
Responsibilities:
- Communicating with tenants to address inquiries and resolve issues, including maintenance, anti-social behaviour, and rent queries.
- Triaging maintenance issues and instructing appropriate contractors to ensure timely and effective resolution.
- Using our property management system, Re-Leased, to record and update maintenance works, rent reviews, documents, and ad hoc reminders.
- Conducting viewings and basic vetting of applicants to ensure suitability as tenants.
- Conducting check-ins, check-outs, handovers, and interim inspections.
- Performing rent reviews, negotiating with tenants, and arranging tenancy renewals.
- Demonstrating knowledge of lettings legislation to provide accurate guidance to the team and ensure legal standards are maintained.
- Ensuring rental properties meet regulatory and habitability standards.
- Ensuring legal compliance across the portfolio, such as EPCs, EICRs, and GSC.
- Issuing legal notices such as Section 21s and Section 8s.
- Performing other ad hoc duties as per the needs of the business.
Qualifications and Experience:
- Minimum 2 years of industry experience in property management.
- Experience in handling multiple properties and workstreams.
- ARLA qualification preferred but not essential.
- Strong understanding of lettings legislation and legal standards.
