The role;
Reporting to the Commercial Manager, the Pre-Construction Surveyor is a key member of the Commercial department, responsible for reviewing construction contracts, identifying risks and effectively negotiating with clients in order to agree a set of terms and conditions that fall within the commercial policy of the business. It is important that the Pre-Construction Surveyor works alongside the Business Development team throughout the enquiry and tendering phase of each project in order to assist with successfully securing the order. Excellent communication and interpersonal skills are required to be successful in this role. Once the order has been agreed and executed the Pre-Construction Surveyor will then provide a handover to the relevant Quantity Surveyor responsible for that project from construction phase to final account.
Responsibilities and Duties:
Support the wider Business Development team in seeking to secure new projects through early customer engagement,
Build long term relationships with key customers to facilitate straightforward contract negotiations,
Review tender enquiry documents and provide advice on appropriate risk management,
Assist with the preparation of tender documents in relation to our commercial offer,
Review credit references, prepare cash flow analyses and negotiate appropriate payment terms,
Build working relationships with other key customer-facing individuals in our Commercial, Technical and Construction teams,
Review and respond to letters of intent or instructions to proceed with work,
Lead negotiations in client pre-let/pre-order meetings,
Ensure contract documents are received within the required lead times,
Work within the parameters of the commercial strategy to review and negotiate terms and conditions, collateral warranties, bonds and other ancillary contractual agreements,
Collaborate with the Technical and Construction departments to review all specifications, build programmes, health and safety requirements and other ancillary contract documents,
Prepare/check the contract sum analysis and capture any extra over items or potential variations,
Present contracts to the senior management team for approval before execution and highlight any remaining risks,
Prepare and present a handover of each executed contract to the relevant Quantity Surveyor.

Confident reviewing and negotiating bespoke and standard forms of contract, ideally with detailed experience of the JCT and/or SBC sub-contracts,
Previous experience in direct engagement with customers,
A confident negotiator with the ability to build client relationships whilst mitigating contractual risks,
Possesses strong problem-solving skills,
Pays close attention to detail,
Manages time efficiently,
Works well within a team,
Previous experience in contractual risk management,
Broad based knowledge of the Construction Industry, in particular D&B Fit Out industry.
Ability to use Microsoft Word, Excel, Outlook and PowerPoint,
A relevant Batchelors degree or RICS membership.Salary and Benefits
